Released 7 months ago
About
Billing Parish Council is seeking a supplier for the design, manufacture and delivery (kit form) of two bespoke timber buildings to be installed at Bernard Weston Pavilion, Penfold Lane, Great Billing, Northampton NN3 9EF: an insulated garden workshop (6m x 4m internal) for year‑round use and a garden machinery storage building (8m x 4.5m) for landscaping equipment. The contractor must attend a mandatory site visit with the Green Space Manager, confirm final designs, manufacture and deliver the buildings, and provide all drawings, certifications and warranties. Construction requirements include timber frame using minimum C24 grade timber, stud walls of at least 100mm, external timber treated to UC3B and internal timber to UC2, Western Red Cedar or a suitable low‑maintenance composite cladding over a breathable membrane, and EPDM or equivalent felt‑free roofing with a minimum 10‑year guarantee and integrated guttering discharging to a water butt. The workshop must be fully insulated (minimum 100mm rigid insulation or equivalent) with internal OSB linings and flooring, double glazed windows with security bars, secure external doors with multi‑point locking, ventilation and a compliant electrical installation including a consumer unit, sockets, LED lighting and an external PIR light. The machinery storage building requires OSB wall and ceiling lining, heavy‑duty water‑resistant flooring rated for up to 2 tonne machinery loads, secure access doors including a minimum 3m wide double machinery door, and suitable lighting and power; insulation is not required. A ground screw foundation system is preferred subject to ground conditions; if ground screws are not feasible the Parish Council will provide a concrete slab. Works must comply with relevant British Standards including BS 8417 for timber treatment and BS 7671 and Building Regulations part P for electrical installations. Tender submissions must include drawings, an itemised pricing breakdown, confirmation of VAT status, a proposed programme and warranty details and be submitted electronically by email to [email protected] by Noon on Friday 12th June 2026 with the exact subject line "Tender Submission - GSM Workshop & Machinery Storage Project"; incorrectly labelled or submitted emails may be rejected.
This opportunity is well suited to contractors experienced in designing and manufacturing bespoke timber buildings with integrated electrical fit‑outs; key considerations are the mandatory site visit, strict material and treatment specifications (C24 timber, UC2/UC3B treatments, EPDM roofing with 10‑year guarantee), preference for ground screw foundations and the requirement to state any assumptions, and the need to submit exactly as instructed by the noon 12 June 2026 deadline to avoid rejection.
