Tender: Temporary Site Services for Barbican Centre Renewal Programme – Site-wide Temporary Utilities, Lighting, Security and Life‑Safety
Released 19 days ago
About
Barbican Renewal Programme is seeking a contractor to design (where required), supply, install, maintain, modify and ultimately remove site-wide temporary site services to support the refurbishment of the existing, occupied Barbican Centre under a Construction Management approach with Blue Sky Building as Construction Manager. The scope includes electrical temporary distribution systems, boards, cabling, containment and sub-mains, power to all work areas (including welding supplies and battery charging), vertical and horizontal distribution to hoists, tower crane, scaffolding/Haki staircases and temporary stairs/walkways/loading platforms; lighting for safe access, escape routes, staircases, external/public routes and hoarding security; mechanical services such as temporary potable and non-potable water, chlorination, trace heating, booster pumps, welfare supplies, drainage and pumped waste connections, temporary ventilation and commissioning/flushing supplies; energy metering, testing and commissioning; phased diversions of existing electrical, water, drainage and RWP services; temporary fire alarm and life‑safety measures (interfaces, wireless systems, detectors, call points, evacuation systems, isolations and reinstatements); and temporary security and access arrangements including access control, CCTV, intruder alarms, door release systems and secure partitions. Works must be phased for a live, occupied building and may require out-of-hours working, with continuity of landlord/tenant supplies, life‑safety, critical plant and security systems maintained at all times and shutdowns planned and approved in advance (applications typically submitted 2–4 weeks ahead). The contractor must provide ongoing inspection, planned and reactive maintenance, fault attendance, PAT and periodic testing, temporary generator support if required, and out-of-hours/24-hour emergency call‑out for the full project duration, and remove temporary installations and make areas good on completion; utility consumption and landlord utility costs are excluded.
