Clevedon Town Council is seeking a supplier to carry out repair and refurbishment works at the listed building 42 Old St, Clevedon BS21 6BU, including provision of access scaffolding for roof and chimney works; inspection, raking out and repointing of the chimney stack and main stone walls using lime mortar; inspection and replacement as necessary of chimney flaunching, cowls and guards; inspection and repair of parapet walls, coping stones, ridge and hip tiles; clearing and repair of valley gutters and reseating loose valley tiles; application of a clear natural stone seal to the rear elevation; repair of window mullions and the front door mullion using a sandstone repair mix and stainless steel pins; removal and disposal of timber fascia, gutters and downpipes and supply/install of new treated timber fascia boards with primer, undercoat and top coat; treatment and splicing of rafter ends where necessary; supply and installation of cast-iron effect uPVC gutter channels, clips and downpipes; overboarding sloping ceilings with 25mm insulated plasterboard and plaster skim; repair of water-damaged internal walls and full redecoration of internal walls, ceilings and woodwork. Window works are specified as Option 1 (strip existing paint, remove rot and splice timber, apply wood hardener, replace ironmongery with period hinges/handles/latch, paint and install sliding secondary glazing units) or Option 2 (remove existing windows and install Heritage timber casement windows with slimline double glazing and period ironmongery, completing any internal repairs after installation).

This could be ideal for contractors experienced in historic and conservation building work—particularly lime mortar repointing, masonry and sandstone repairs, period window restoration or heritage timber window installation, and roofing/high-level access works. Key considerations include working at height with scaffolding, matching lime mortar and stone finishes, removal/disposal of existing timber elements, and coordinating internal finishing; bidders should be prepared to deliver either window refurbishment (Option 1) or full replacement (Option 2) as specified.
